Phase I environmental surveys are often required as part of the lending package for
a commercial or industrial property.  If you need a Phase I environmental survey, or

April 18, 2009 - DISTRESSED ASSETS ONLY

We are only interested to buy Distressed Assets at deep discounts.

We are principals responsible for a $100 Million private equity fund who have been purchasing Bank Owned fourplexes and other distressed assets throughout  Southern California  in the last 18 months.  We would love for you to represent us in purchasing any and/or all FDIC or Bank-Owned 3 or 4 unit residential buildings and/or 5 to 300 unit multi-family apartment buildings in REO, with an emphasis in Los Angeles and Orange Counties.

We are also looking for value added retail centers (only in the State of California), on major hard corners that we can reposition by giving it a face lift or through re-tenanting it. We are interested to pick up these retail centers at 8% cap rate or better on its current income and under $150 per square foot on the building.

We would also like to buy Non-Performing Notes on commercial and multi family properties (only in the State of California) that we can foreclose on and take over the management of the property. Do you have anything at this point that fits our acquisition criteria?

March 19, 2009 -NEED BIG INDUSTRIAL ROOFS FOR SOLAR REVENUE GENERATING SOLAR INSTALATION

Ms. Summers:

I am looking for 40,000sf plus industrial buildings in southern California to construct solar photo voltaic systems in excess of 1 megawatt to meet an existing tenant’s need, at no cost to the tenant.  They in turn get to qualify their operations as “green”.   We finance the install, operation and maintenance and still contractually offer a lower rate per kilowatt hour that the existing power company.

All we need are the existing buildings with occupants whose electric consumption is in the range of $30,000/month plus.

02-22-2009  - Project Sizes and Types: $7.0M to $50.0M, industrial, multifamily, retail, mixed use.   We prefer multi-tenant repositioning opportunities or seasoned cash flow,  rehab is o.k.

Locational Preferences: California, Northwest and Southwest

Financial Objectives: We expect to produce cap rates of at least 7.5%-9.5% over the first five years. Leverage is preferred but not essential.  Properties burdened with fixed, non-market-rate debt will be considered at adjusted valuations.

Looking to buy Industrial in the Valley

02-16-2009 - This client is looking to relocate their business in the San Fernando Valley area.  The business currently occupies approx 10k SF, and is looking to downsize.  The business is a distributor of water filtration systems, and will be relocating their business due to a partnership change.  The business can support a loan amount up to $1,800,000.  The business will need 2k SF for their operations including warehouse space (forklift use), and would ideally like to generate rental income from subject property which could be a retail shopping center, or industrial bldg with multiple units.  The buyers reside in Chatsworth, and prefers any adjacent areas; however, they are willing to look north of the 101/134 corridor.
